  • Check in is after 4pm and check out is by 10am.
  • Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.

Property Access

  • 4WD needed year-round, and neighborhood may require snow chains during winter months (November - March).
  • Home is accessed by paved road and a gravel driveway.
  • The lower level interior is currently undergoing a remodel and not accessible for guests. Guests are welcome to use the covered deck on the lower level outside.
  • Property is located in a private, gated neighborhood with 7 private hiking trails for residents and guests of the neighborhood.

Policies and Rules

  • CANCELLATION POLICY - Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit. Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
  • This home is pet friendly. Two dogs allowed, no cats.
  • No smoking inside the home. No trace of smoking left outside the home.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
  • No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
  • Minimum age: Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
  • No events allowed.
  • Children allowed.
  • Maximum occupancy: 6 guests.

Fees and Payments

  • All bookings are subject to a $50 cancellation fee.
  • Firewood for the fireplace may be purchased at the time of booking or with a week's notice. You receive two wrapped, kiln-dried bundles and a fire starter for $25 plus tax per night.

  • Free parking is available on the property.

Utilities and Amenities Access

  • All BRMR homes offer well stocked kitchens with all utensils needed to cook meals.
  • There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, a couple garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
  • Towels and linens will be provided.
  • Hair dryers are not provided.
  • WiFi and Smart TVs in bedrooms are available.
  • Washer and dryer are available for guest use.
  • Ice-maker, dishwasher, toaster, stove, and oven are available.
  • BBQ grill is available.
  • Smoke alarm and carbon monoxide detector are installed.
